Tier one

The essentials. Everybody needs these.

The first things nearly every Guiri has to sort in their first few months. None of them are hard once you know who to call, so here's what each one is, why it matters, and who we'd point you to.

  • Visa & immigration

    The permission slip for the whole life. Digital nomad visa, non-lucrative, student, work permit or an EU passport that makes this paragraph irrelevant.

    Why it matters · Get this wrong and everything downstream (bank, gestor, healthcare, flat) jams. Most people apply for the wrong category or file three weeks too late.

  • The gestor (NIE, empadronamiento, admin)

    A uniquely Spanish creature: half accountant, half paperwork whisperer. They get you your NIE/TIE, your padrón, your social security number and keep your filings legal.

    Why it matters · Spanish bureaucracy is not designed to be self-served in English. A good gestor costs €50–90/month and saves you entire weekends of cita previa roulette.

  • Beckham Law application

    Spain's special expat tax regime: a flat 24% on Spanish employment income up to €600k for six years, instead of the normal progressive rates.

    Why it matters · There's a hard six-month deadline from registering with social security, and once it passes it's gone forever. It's a standard filing. It just has to be done on time and done right.

  • Deposit Recovery Spain

    Get your deposit back, in English. We draft a legally recognised demand (a burofax) in correct Spanish, have it reviewed by a Spanish abogado, send it formally to your landlord on your behalf, and tell you exactly what happens next.

    Why it matters · Your landlord has one month from the day you hand back the keys. After that the law is on your side, it just has to be said properly, in the right language, through the right channel.   • Finding a flat

    The Madrid and Barcelona rental markets move in hours, not days. Landlords want a Spanish payslip, a guarantor, and often several months up front.

    Why it's a nightmare alone · Getting residency status, treaty relief and double taxation right is worth tens of thousands. And the mistakes usually surface years later, with interest.

    Purchase tax of 6–10%, notary and registry fees, a lawyer to check the nota simple, and a market where the listed price is a conversation starter.

    Non-resident buyers usually get 60–70% loan-to-value; residents can reach 80%. Every bank prices you differently and none of them advertise their real offer.
